The long-awaited Woolworths development in Kurri Kurri has received the green light from the planning authorities. The application for the new store, located at 178 Lang Street, Kurri Kurri, has been approved with conditions as part of the Cessnock City Council’s decision-making process.
Key Conditions and Amendments:
- Public Laneway Closure: Prior to the issue of a construction certificate for the new commercial center, a public laneway, as outlined in the Voluntary Planning Agreement (VPA), will be legally closed under the Roads Act 1993.
- Murals Replacement: The development will involve the replacement of two murals at the applicant’s expense. The mural designs, which must not include any advertising, will be reviewed and approved by Towns With Heart, with a focus on suitable surfaces for installation.
- Ongoing Mural Maintenance: The murals are to be maintained in a satisfactory condition perpetually, with the cost covered by the development owner. Any future modifications must be approved by Towns With Heart.
Community Concerns Addressed
The planning panel took into account several community concerns, including traffic and parking issues, social impacts, and design considerations. Public feedback also highlighted concerns over the timing and location of public art and the nature of brickwork finishes. These considerations were integrated into the final conditions of the approval.
Panel’s Consideration
The panel emphasized the importance of the site within the Kurri Kurri Commercial Centre and acknowledged the project’s benefits, including economic growth and employment opportunities. Although the development doesn’t fully meet Council car parking requirements, the panel is confident that parking provisions will suffice, given the overall context of the commercial area.
The development involves consolidating land by closing an existing laneway and constructing a new one, as agreed upon in the VPA. The panel believes this project will enhance the commercial center and has addressed urban design issues raised during the assessment process.
The Woolworths project is set to bring significant improvements to the area, contributing to the community’s economic vitality.
